Investment Paradise in the Balkans: Why Invest in Albania?

In recent years, Albania has become one of the most interesting destinations for investors from around the world. Beautiful beaches, picturesque towns, and low living costs make this Balkan country an attractive destination. If you are looking for new opportunities in real estate, Albania should definitely be on your radar. In this article, we will look at some of the most interesting cities in Albania, specifically Saranda, Drač, Tirana, and Golem.

Saranda: The Pearl of Albania with azure sea

Saranda, often referred to as the pearl of Albania, has a stunning long beaches and an awesome vibe. The city is popular among wealthier clientele who come here for the beautiful promenade, bars, and water sports. An advantage of Saranda is that almost all locals speak English, which makes communication so much easier.

Interestingly, from Saranda, you can easily reach the Greek island of Corfu by boat. The journey takes just 30 minutes to an hour, adding to the attractiveness of the city.

In Saranda, you have a choice between new developments and the second-hand market. However, we recommend investing in new builds under construction, which can be bought very cheap and later sold or rented at a good price. The price for purchase an apartment here starts at 100,000 EUR. The rental price is about 120-130 EUR. In our opinion, the second-hand market is mostly overpriced, but the offer of new development projects is here very big and often very advantageous.

Drač: Family Comfort at an Affordable Price

Compared to Saranda, Drač is more price affordable and mainly wanted by families with children. Although the beaches here are not as beautiful as in Saranda, the city offers many interesting opportunities for investors. Drač may not to offers as high rental yields, but property prices are lower. New builds here cost around 1000 – 2000 EUR per m², which is a very attractive price. The larger the apartment in m², the lower the price.

Ksamil: The Maldives of Albania

Ksamil, known for its azure beaches, is often named as the Maldives of Albania. This city is very popular and attracts a large number of visitors, including residents of Drač who come here for the weekend. Ksamil has a larger number of smaller beaches. Additionally, Ksamil is full of shops, bars, and clubs, creating a lively atmosphere ideal for tourists seeking fun and relaxation. It is no longer possible to invest in new builds in Ksamil, and generally, it is quite difficult to buy an apartment there. However, you can get there from Saranda. The journey takes approximately 20-30 minutes.

Golem: A City on the Brink of Expansion

Golem is a city on the beginning of the expansion, meaning you can find very interesting investment opportunities here. You can buy an apartment under construction with an area of 72 m² for about 90,000 EUR. Golem is a city with great growth potential and it should not be missing from your investment portfolio.

Interesting Landmarks

  • Albania also has many interesting landmarks. The most notable include:
  • Butrint: This ancient city complex is a UNESCO World Heritage Site and offers a fascinating look into the past.
  • Blue Eye: A beautiful natural spring with azure blue water, which is a favourite spot for tourists. At the deepest point, it is up to 50 meters deep.

Why Invest in Albania?

Albania offers many advantages for investors. If the country joins the EU, a significant increase in property prices is expected, which could mean a big profit for those who invest now.

Albania is quite divided into locations. Regarding Tirana, locals here do not speak much English and are not particularly willing. On the other hand, in other resorts, people are very kind and hospitable and communicate with you in English. The cost of food is 40-50% lower than in the Czech Republic, making Albania a very attractive location.

Another advantage is accessibility. Albania has quite a few direct flights from Prague, so in two hours, you can be on-site enjoying the sun and the beauty of this country.

The beaches are well equipped and beautiful, but a slight disadvantage is the fees for sun beds. High fees for renting sun beds are paid throughout Albania. However, plans to abolish these fees are in place for the future.

Investing in Albania can be very profitable if you know where to look. Saranda offers higher rental yields, while Drač is more affordable and ideal for families. The city of Golem brings its own unique opportunities. Be sure to watch the country’s political and economic developments, as Albania’s entry into the EU could significantly increase property values.
